Zoning Letters

A Zoning Letter can tell you things about a property that may otherwise not be known, such as zoning and the permitted and discretionary uses of that zone.

When would I need a Zoning Letter?

You may need a Zoning Letter if:

  • you want to confirm the zoning of a property
  • you want to confirm the approved use(s) on the site
What if I want to know the permit history?

If you are looking to purchase a property and want to ensure any renovations or new construction was done with permits, (ex. interior renovations, a new deck, a new detached garage, a new addition, etc.), please visit our FOIP webpage.

Who can apply?

A property owner or a representative of an owner with a Letter of Authorization (pdf) .

How do I apply?

Apply for a Zoning Letter by completing and submitting the Zoning Letter (pdf) application form and its requirements to Inspections and Licensing via:

Real Property Reports and Letters of Compliance

A Real Property Report (RPR) is a document that shows your property lines and the location of any buildings and fences on your property.

A Letter of Compliance (Certificate of Compliance) is provided by The City of Red Deer when the location of the buildings shown on an RPR comply with the setback requirements of the Zoning Bylaw.

When would I need an RPR?

You may need an RPR if:

  • you're building a new structure on your property
  • you need to know about any easements or encroachments
  • you’re buying a new house
  • you’re selling your house
  • you’re in a dispute over property lines with your neighbours or The City
Apply for RPR Compliance

Who can apply?

The property owner, a land surveyor, or agent of the property owner accompanied by a Letter of Authorization (pdf).

How do I apply?

You can apply for RPR compliance by completing and submitting the Development Permit Application - RPR (pdf)  application form, and its requirements, to Inspections and Licensing via:

Requesting a copy of your RPR

If you are in need of a copy of a Real Property Report, please provide the following information:

  • Address of the property
  • Complete name(s) of all owners on title
  • Letter of Authorization (pdf)  from the property owner will be required if the requestor is not the property owner (ex. realtor or lawyer)

Email the above information to inspections@reddeer.ca to request a copy of the RPR.
